NYC’s Most Expensive and Luxurious Rental Apartment $165K/Month

At The Plaza Hotel, Manhattan’s celebrated hotel/condominium, the just-renovated, historical and luxurious Astor Suite, will come onto the residential market at $165,000 per month, announces Melanie Lazenby, an Executive Vice President at Prudential Douglas Elliman.  This will make the Astor Suite the most expensive rental apartment ever to hit Manhattan’s residential Manhattan market.

“Never before has a residence with such historical significance been on the market,” said Lazenby.  “It is a truly an honor for me to represent this stunning home and it will be an even more remarkable opportunity for someone to live and enjoy the gracious, spectacular spaces, as well as the amenities and location that the Plaza Hotel offers.”

Spanning approximately 5,087 square feet on the most coveted corner of the building – facing both Central Park and Fifth Avenue, the Astor Suite has undergone an almost two-year, multi-million dollar renovation by renowned designer Steven Gambrel of S.R. Gambrel Inc. Gambrel travelled extensively through some of the greatest estates in Europe to gather inspiration for what is undoubtedly one of his most elaborate interior projects.  The oak library, doors, and windows were built by hand in Oxford, England and the same team of artisans who restored Windsor Castle after the fire installed the woodwork in the Astor Suite.

The apartment is filled with 18th, 19th, and 20th century furniture and artifacts; intricate plaster moldings; remarkable antique marble fireplace mantles; and hand hammered leather walls created in France in a one-of-a-kind pattern, silk rugs, and herringbone patterned wood floors.  He sought to incorporate as many authentic details that speak to the history of the building as possible.  However, in contrast to old world details, the apartment boasts “state-of-the-art” technology including a new heating/cooling system with humidifiers for protecting artwork,  a Savant system that can control everything from the music to the lighting in every room from an i-Pad, and televisions hidden behind paintings on a hydraulic lift.  The owner of the apartment, who wishes to remain anonymous, paid almost $30,000,000 for the Astor Suite, which consists of two units, in 2007 and has spent millions to restore, upgrade, and furnish the apartment to the absolute highest standard.  The asking rent of $165,000 includes all furnishings, electronics, artwork, and maid service.

Caesars Palace to Open Octavius Tower, Rooms on Sale September 15

Today, Caesars Palace announced plans to open the Octavius Tower, a 668-room hotel tower including 60 suites and six luxury villas. The resort’s sixth tower will offer a unique luxurious resort experience with a private entrance, separate hotel lobby and direct access to the Garden of the Gods pool oasis and gardens. Rooms will go on sale Thursday, September 15, for guest arrivals beginning January 2, 2012.

The Octavius Tower marks a major milestone in the two-year renaissance of Caesars Palace, which began in March 2011 with the return of Celine Dion and encompasses the recent launch of Rod Stewart at the Colosseum and opening of Central Michel Richard, by its namesake award-winning chef. Newly announced projects also include the return of Elton John (to open September 28), Old Homestead Steakhouse (to open winter 2011), Nobu Hotel, Restaurant and Lounge (to open summer 2012) and Shania Twain’s Colosseum headlining residency (to premiere December 2012).

Spacious guest rooms, starting at 550 square-feet, will offer a modern, luxurious decor incorporating earthy shades of browns, grays, taupes and beiges, offset with pops of green and splashes of deep red. Designed by Michael Medeiros of KNA Design, the rooms will feature marble floors and stylish patterned carpets that complement dark wood furnishings and brushed chrome fixtures. King-sized beds with sleek headboards, plush pillow top mattresses and luxurious Anichini™ linens will provide ultimate comfort, while living areas create an inviting ambiance with plush velvet sofas, contemporary chairs and chic stone tables. Dark wood desks with granite overlays offer an ample workspace with custom cabinetry containing a premium mini bar. Accommodations will also include framed 42-inch flat panel, high-definition television screens, convenient media hubs with multiple outlets for easy connectivity, and bedside docking stations with iPod capabilities.

An innovative application for iPad/iPod Touch devices will offer guests direct accessibility to communicate with room service, housekeeping, reservations and front desk services. Additional Octavius Tower’s amenities will include nightly turn-down service, upon request, and in-room coffee service.

Marble-tiled bathrooms will feature contemporary striped wall coverings, oversized whirlpool bathtubs and enclosed glass showers with multiple shower heads. Flat screen televisions will be set above granite double vanities stocked with luxurious Gilchrest & Soames bath amenities.

The opening of the Octavius Tower marks the completion of the $860 million Caesars Palace expansion. Construction for the Octavius Tower began in 2008 with the erection of the tower’s exterior along with three luxury villas which opened in September 2009. The build-out also included the Garden of the Gods pool and garden expansion (completed in March 2010), the addition of 263,000-square-feet of convention and meeting space (completed in July 2009), and the renovation of the Forum Tower (completed in October 2008).

MONEY Magazine Reveals Annual “MONEY’s 100 Best Places to Live in America”

Today, MONEY reveals the 2011 list of “MONEY’s 100 Best Places to Live in America,” highlighting small towns across the country with populations of 50,000 or less. For the annual cover-story, on sale August 19, MONEY looked for places with the optimal combination of job opportunities, fiscal strength, top-notch schools, safe streets, good health care, cultural and outdoor activities,  and even nice weather.

MONEY’s editors write, “With the current state of the economy – and the dispiriting sight of the nation’s leaders endlessly battling about how to fix it – the phrase ‘small town’ conjures up images of a happier time. When unemployment wasn’t above 9%. When people didn’t stress out about home values. When school budgets weren’t under siege. Those were the days, right?”

Louisville, Colorado tops this year’s list at number-one. 23 miles outside Denver, Louisville has a strong economy, stable housing and lots to do. Louisville has some of the lowest crime rates in Colorado and was also ranked No. 1 in 2009 when MONEY assessed places with populations of under 50,000. There are good jobs in Louisville in the tech, telecom, aerospace, clean energy, and health care space. Additionally, MONEY editors report that businesses are flourishing in the historic downtown district writing, “This summer alone saw the opening of three restaurants, a rooftop bar, a coffee shop, a yoga studio, a gift shop, and two art galleries. And world-class outdoor recreation is a short drive away.”

Tivoli Village at Queensridge in Las Vegas Announces New Tenants

Set to open in spring 2011, Tivoli Village at Queensridge announced today five new tenants, expanding the distinct mix of retailers and restaurants that will populate the 29-acre mixed-use development in northwest Las Vegas.

As construction continues and Tivoli Village begins to come to life, several new venues will join the development’s premier collection of tenants including Charming Charlie, Tivoli Irish Pub, Petra Greek Restaurant, Roc of Republic Couture and Obika Optical & Sunglasses.

Named a “2010 Hot Retailer” by International Council of Shopping Centers (ICSC) earlier this year, Charming Charlie will open a 9,000-square-foot location inside Tivoli Village.  The fashion accessory boutique concept continues to expand with nearly 100 locations throughout the country since its inception in 2004.

Las Vegas Luxury Real Estate Market Mixed


Luxury Homes of Las Vegas just released their 3rd quarter luxury real estate market report. Luxury homes selling at or above one million dollars were down by 14% over the same period last year. Luxury homes selling at or above three million dollars were up by 7% from this same period last year. “September was a fairly solid month relative to current market conditions. We had a total of 19 sales close in the month versus just 17 for the same month last year. The market remains challenging, but sales are happening,” noted Kenneth Lowman, Broker and Owner of Luxury Homes of Las Vegas.

The highest luxury home sale thus far in 2010 was for $7,000,000 in late January in The Ridges. The fastest luxury home sale took just four days to sell. Luxury Homes of Las Vegas reports a 46% market share of the luxury home sales over $3,000,000. There has been 101 luxury homes sold over $1 million through the third quarter of 2010.

Lowman further stated, “The luxury market has some positive signs and some negative signs. The positives are that the current reduced price levels are attracting buyers. The negatives are bank foreclosures have entered into the luxury market and it will take time to clear some of this inventory, which could keep prices at these reduced levels for the near term.” In September approximately 10% of the luxury home sales over one million dollars were bank owned, a low percentage compared to the general market.
